Repairs and maintenance will be significantly higher, because you are responsible for furnishings, appliances, HVAC, linens, pots, pans, etc.

All of this previously hidden by clever decorating.

After the initial set up, I go to my STR before the busy season to take inventory of linens and consumables like soap etc, replace or repair linens or small items, touch up paint, and get my eyes on the property to make sure everything is in good repair. 

When we were smaller I had reached out to some boutique linen places and they were giving us deep discounts on the linen provided we advertised linens by X. 

@V.G Jasonyes - the variable in a lot of these posts is often the poster, and not the deal.should a brand new investor with $0 buy a random house in Ohio that needs $37K of cleverly hidden Capex because it will "cash flow" $117 a month if that Capex is ignored? 

We went with 2 of the wash towers in our STR and we are our cleaner's favorite house to care for - the love that they can get all the linens clean so quickly! 

We're just looking for cleaning, not property management.We do need folks to either launder linens or take them offsite to launder, but need to keep the price reasonable.Many thanks in advance for any feedback or referrals you are able to share!

I think 25k to furnish, stage and stock with essentials (linens, towels, kitchen, etc.)

Not only will appliances and mechanicals need updating, but linens, furniture and decorations also need updates over time.
