I had a mother of a college student call complaining because we told her the house was cable ready (meaning there were cable lines already installed-and trust me, we explained to the daughter what utilities were included in the price and what wasn't) and she was very distraught when she connected the line to her tv and got static.

Trim, doors cabinets etc. we usually spray - but those can be brushed and look professional if the painter is skilled.  

I feel the same way.I think we should be slow to paint everybody teaching notes with the same brush.

When you set it up, did you set it up with a static IP address or DHCP (get the IP from the router)?

Brush-applied Rustoleum thinned with Penetrol on a shellac or oil-based primer will endure abuse beyond all others.

You really need to brush up on landlord-tenant law and specifically on fair housing law.

I complained and she brushed me off.

As for cleaning supplies, I equip the property with a full set of cleaning supplies: vacuum, broom, mop, toilet cleaning brush, scrubbing sponges, and full containers of multi-surface cleaner, floor cleaner, Soft Scrub, and toilet bowl cleaner.
