Depending on how you use the property, you may benefit from a cost segregation study and bonus depreciation once the property is in service.

@Andrew Slezak  HUD does studies of rent for the whole country and published the MEDIAN rent for every area/county/zipcode in the country. 

Research, study, learn all you can for now.

Additionally you can do a cost segregation study and get a lot of depreciation benefits to offset the rental income (and potentially other income).  

So I've been getting into real estate and found out about wholesaling and I'm 16, I've been studying and taking notes about the fundamentals and basics of wholesaling, I've decided to start saving up till I'm 18 for when I start wholesaling to be prepared.
