I almost never get calls, most people send a message via Vrbo or Airbnb if needed, but it it much more common for them to just instant book with no questions.

First, as someone else stated, if there was a keyed lock on the BR door, either you provide the tenant with a key for it, or you disable the locking mechanism, or you replace the entire handset with a standard bedroom set.

If its just borrowing money with no collateral then a standard note is common if it secures real estate then you have a loan agreement, deed of trust/mortgage, note and other documents.No matter what these documents I would not pull off the internet i would get an attorney to draft them and the costs are typically paid by the borrower.
