Since you owner-occupied it, doing 5% down on your conventional would've both lowered your cost of entry (saving cash for repairs), and juiced your CoC returns even more.

What you don't want is to be negative even if its $100 unless you have a plan where you know that the appreciation will help offset that negative rent or you know you can squeeze out more juice in the near future by adding more value to the property later.

Usually, the juice isn't worth the squeeze for the smaller subdivisions unless you build it out.

More people are also pushing towards tertiary markets or looking for properties that have some ADU potential to juice their cashflow opportunities

Just one example to get your juices flowing:Assume a house costs $200,000 and rents for $1,500.

some good examples here already but would add minimum loan size / property value I see a lot, unfortunately have to turn away a lot of people (esp. those just starting out) because their budget is too low and the property doesn't have enough value juice to make it worth it as a lender (plus more risky)

Its a lot of work and the juice might not be worth the squeeze even if the numbers look good on paper.
