Class A properties are going to cost you more, have lower cash flow, yet be more attractive to a higher quality tenant base.

For example, an ADU is nice for a rental, but not every home buyer wants to pay a premium for an ADU on their property.This would be case by case and property dependent.

While the real estate market usually slows down this time of year, we are seeing a lot of buyers taking advantage of homes that have been sitting on the market longer.

These areas tend to attract high-quality tenants and provide consistent passive income, which is a great foundation for building your portfolio.If you’d like, I’d be happy to share some insights about these types of markets and why they’re appealing to investors.

I think the winter market concerns are really primarily only really worrying if you are looking at a larger SFR attracting families to due the "school year" issue - but other types of strategies I don't think its as much of a concern

most contracts your 5k is your liquidated damages in most contracts. .. so snag that fire the agent and find another buyer if 13k is that important to you.. for sure not worth hiring an attorney for. 

It will likely be a “commuter” community and will still attract plenty of great tenants.
