As a fellow New Yorker, I am similarly Type A about having everything in writing and signed before a guest checks in.

I read in Money Magazine that one of the biggest mistakes investors make it paying the typical fees to investment brokers, so I am looking to get out of that but don't want to lose my tail either.

Recently featured in the Canadian Real Estate Wealth Magazine, Windsor is following a very similar path to Hamilton a few years back, very affordable and now on the rise. 

I realize this may differ from region to region - but perhaps there are some New Yorkers/New Jerseyans out there who can answer this.
