Make sure SS appliances are there (or VERY clean white/black appliances.. uniform in color). 

this is were a local lender will save you the time and aggravation of failed deals.. keep in mind the wholesalers uniformly want 2k non refundable.. 

The fact that the HOA governs what tenants can and can't do keeps the property looking uniform and consistent, quite different than a SFH. 

So she's not cleaning uniforms for multiple jobs or anything that would explain running the laundry that often.I want to do my homework before contacting the tenant.

@Jeremy England i like your deal Jeremy, i would opt to make it uniform in baths and floors and you get two things, better refi value, and my own subjective opinion is a better tenant, if it bugs you it will bug people like you, and there's a bigger reason, you want this deal to be more liquid asap, so at any time a renter or outside buyer can buy it, it's an important exit option to have just in case 

Land is going to be relatively uniformly valued in a given submarket, putting aside any features that make it especially attractive (ocean view) or unattractive (backing up to a bayou).

In addition, the cost to repair any given damage done to a property is relatively uniform over different markets (especially if you do the repairs yourself).
