Section 8 can be a little sluggish on payment sometimes too, but again, as long as you have reserves they will pay you eventually.

Currently, the multi-family real estate market appears sluggish, with few new deals closing from my observations.

However in the context of the sluggish economy with many businesses already for sale.

You might cash flow in exburb but appreciation may be sluggish, while in an established suburb with good schools may not cash flow well but appreciation would be great. 

The local REI groups have been kinda sluggish (or non existent) since Covid, but I’m keeping a pulse on them.
