in columbus ohio we have to put the value of new builds and the cost of construction if you average enough or look at enough you don't need to talk to anyone. find the city website and do some research first 

My husband and I have been in residential new construction for 20+ years.

I have 10 years of construction experience and my partner does as well.

This year I may see if if I can get a construction loan to build 20-30 apartments, then refinance with an asset based lender. what markets?

Unfortunately, banks don't generally like to finance the rehab/construction of investment properties.
