We have lift pump systems in our lake house and zero issues.I would look on Amazon for soaps and shampoo's.

We added a hot tub to our studio thats 6 blocks back from the beach and it won't stop booking.

I love it here because there are still positive cashflowing deals and lots of appreciation potential due to the strong job market, growing population, and major companies setting up shop here like Intel, Meta, Amazon, etc.

The city has great macroeconomics - population growth, job growth, and lots of companies choosing to move and develop here like Intel, Amazon, Meta, etc.

Like you said, they are stick built small studios that have a yurt like look.They are pretty sharp and I like the setting.

In this market i would only go that route if you have the resources to cover their initial investment so there would be no loss of capital if things go bad.One of the syndications that i am an LP buys MF, rehabs the existing units, converts tbe garages into max number of studios, brings all units to top of market rent, and exits with max NOI.  

@Cody Anderson Currently I'm making $3,800 for the 3b/2ba unit and $1,800 for the studio (the other side of the duplex) for a total of $5,600 per month.
