Like you I'm terrified but I've been reading, attending webinars, podcast, etc.

I currently trying to do my due diligence by learning what I can from reading the forums, listening to the Biggerpockets podcasts, webinars, etc. however, the opportunity to be able to establish a connection with likeminded investors would be extremely helpful and make this new journey for me a little less intimidating.

You can honestly tell them that you have considered 10K scenarios.If there is interest then maybe I will put together a small webinar on how to do these analyses in more detail.

I've been using the BP Rental Property Calculator to practice analyzing deals, and have come up with an idea of what my desired cash flow and cash-on-cash criteria should be (especially since these categories are well-covered in the webinars).

Just listened to the new year webinar and I'm pumped!

Been learning a lot, attending a lot of webinars, and doing my own studying via YouTube and other resources.

There are so many books and you can't beat the webinars and podcasts by BP!!!
