This has been a nightmare and we really do not want to relist the property since we are so far into the game, but may need to wash our hands of the deal and take our chances with a new buyer \ contract.

We meet with our realtor with the goal of clearing $20k after all fees, not sure how doable that was.  He

A leaky washing machine hose is nothing , Just basic home ownership .  

I'm interested in other semi-passive business like coin-op laundromats and car washes.  

The house is a triplex and is being nicely renovated inside and outside, but the property itself is an eyesore, as the parking areas are in bad shape, there is no grass, the dirt has washed away and the ground is uneven, and there is no fence.

Probably a wash in my opinion.
