I don't recall seeing so many bandit signs before, I guess the market has gotten tight even for him.I'm looking for another SFH and the reason why in northern CO is because I feel the economy is stronger (more varied industry) there.

Brandy Griffin is right on with her post.Even though the asset managers working for the banks normally give non-contingent cash buyers a built-in inspection period in their disclosures and even though the asset managers couldn't close in 10 days even if their life depended on it, if your offer is a non-contingent cash offer with a quick closing it looks a lot better than someones who is not.I've beat out many competitors even though my offer is cheaper because mine is stronger.

Also there is a much stronger market for the $600 rental.The downside is that you have 4 times as much painting to do, 4 times as many appliances to replace when they die, 4 times as much roofing and the insurance on 4 will cost more than the insurance on 1 or 2, quite a bit more in every state that I'm aware of.
