Spread the word and see you there

I've found that I'd need a bigger spread between the purchase price + rehab and rent in order to make at least that much cash flow.

For records, an Excel spread sheet will work to begin with.  

What caused the ripples that spread out throughout the banking and market making industry?

And if so, any idea what a normal spread is?

nice post...I have been there done that.. owned a few airplanes  ( those make cars of any cost look like a pittance) but I used them in business and they were fabulous write offs and very fun to use and it made my business better because of be able to maximize my time and spread my wings so to speak to markets I could never have covered if I had to rely on car or Gasp airlines. 

It may be a turn off in a larger home where folks want to be able to spread out and therefore have different amenity expectations, but in a smaller apartment, I would doubt it would matter.

To make this worthwhile, there needs to be a pretty big spread in the rents.
