I think it is very dependent on what is normal in that neighborhood...if that is fairly common, or if the boarded up house is a huge eye sore. 

Personally, I think everything looks fine, but if renting it really is a problem, your kitchen is the eye sore followed by the bathroom.

In my area you can be charged with "keeping a disorderly house" even though you aren't the one dealing the drugs or hosting the parties or whatever.

the unused land is currently a huge eye sore for the community and this ADU would provide the financial incentive to move forward with the fencing/landscaping work that's required.Best,Cheng

They love to see investors come in w/the right experience, plan to renovate the interior, exterior and improve management to clean up and make safer the older apartments in their community that often become an eye sore or attract the wrong residents.  

My rationing is if we do a rehab, we can share the benefits of removing eye sores.

David Dachtera Yes this does help, thanks for that info gives me an idea what I would be looking at if I was able to get the deal under contract, the house is actually across the street from my house and it's really becoming an eye sore so I want see what I can do for that reason as well.

So re-evaluate and the direction will be obvious.
