Hey Lucas, I've been investing in Detroit since 2019 and currently hold 12-doors there.I've done it all... buying with tenants, Section 8, full gut rehabs (to the studs), cosmetic BRRRR's, and I even run an STR there.I live in California currently but lived in Troy from 2017-2022.

I’ve always believed that if the lender is a “partner” sharing exposure and not an at cost money provider dividing the profit of the deal into three sections is appropriate   MoneyMarketingManagement This said it’s not unreasonable to allow a minimum return after “X” profit.

From what I've seen through pictures, the quality is sub-par (e.g. bad patching, no primer used, no corner bead used, etc.).I have recently started to get more strict on timelines (this is now 2mo delayed), and now he is halting the work.

Our SRPD has no section in it which specifically asks if the seller has knowledge there was past fire damage (unlike for mold) to the property, however, the buyer's inspection revealed burned wood that had been sprayed in the attic.
