Most employees want safety and security, so, I put most of my staff on salary with unlimited time away.

Mainly because the essential repairs were standard safety items, or necessary cosmetic updates.

I am about 9 years in the roomie/tenant house hack (where i basically PM'ed for the LL from the inside); and about 2.5 years in the roomie/LL bucket. one piece i will add, i try my best to not "call shots" and keep things pretty democratic/ open for dialogue discussion between everyone. unless its a safety issue (or a liability issue, like guests can be)... i prefer this to be "our home" instead of "my house". 

This is the exact model I followed here in Chicago.

Life long tenants just stay in the same places and look for housing based on cost along NOT schools not safety etc.

I'd suggest starting by setting up a dedicated channel for your preferred mode of communication and letting your residents know about it.

From our perspective make sure you are thinking about durability, accessibility (from a maintenance perspective), safety.
