No guarantees and...even more crazy...although they ask a TON of questions about my rental unit, they ask NOTHING about the type of tenant I want.So I pretend to be a tenant.

They would essentially pretend I was paying $800 per month instead of 0 which severely limited what I could borrow.I managed to get my loans deferred by getting myself back into school (online classes), but now that they are deferred, my mortgage broker is telling me that the rules of fha are about to change and that they'll have to use the percentage again which brings me back to square one.

@Ben Rutkevitz has suggested a good strategy as well that not many think of, pretend you are going to rent, google homes/apartments for rent and use your criteria (#Bd, #Ba) and see what you come up with.

Not everyone wants the big complex amenities (and inconveniences), and we aim for the people who would rather save a few bucks than live in a complex with lots of amenities.We know we aren't going to compete with the fancy complexes with all the upgrades and amenities, so we don't pretend to be comparable and we don't ask the same rent as them.
