How Can We Compete with Large Multifamily Holding Companies that Offer Ridiculous Amenities

So, one of my recent quandaries is: How in the hell can I compete with larger RE holding companies offering units in the same geographical area with huge amenities? It seems that as the renter population grows (as it is now)...new units with high-end feature spring up over night. Is it even reasonable to own a small multifamily anymore?

Why not? Why compete? Fill another niche.

They can't rent to everyone.

They won't rent to just anyone.

They don't have the best location for everyone.

They are usually at the upper end in the rent spectrum for those amenities, does everyone want them? 

Who is your real target market, might identify them and change if you're seeking the same population. Why go to a NASCAR race to run a Jeep? :)
