@Daniel Solano Wolfe - we've found mid-term rentals to be pretty helpful for the Bay Area with our House Hacks.

Mid to high 200's for single family 300's for duplex. 

Now, we rent it out as a "mid term rental" with short term stays in between.

That was with mid level finishes.I have heard people in Houston say you can find as low as 100ppsf but I haven't found it.

The property will be rented out a mix of short, mid & long term rentals. 

At first thought DSCR since the ADU will be a mid/long term rental, but those rates are most likely 9-12%.  

It's the small to mid size parks that most people have never heard of but get 500k+ visitors per year that have the best yield.

However, the Houston Housing Authority recently lowered the payment standard significantly, by over $1,000 per month, which has made this strategy less viable.Now, I'm considering mid-term rentals (MTR) for better cash flow and less management compared to short-term rentals (STR).

LauraWe have listed two properties as mid-term rentals in the LA area for 3-4 years now, exclusively through FurnishedFinder. 

This comes in handy if things get funky and you need to make adjustments mid-loan.
