The seller can choose who to sell to, and who not to sell to as they choose as long as that decision is not based on inclusion of a protected class.

Corporate housing is interesting - usually higher rents, all inclusive (utilities usually included) and everything paid by a company for longer than normal rental terms. (1 I looked at in NM $1800/mo rent included everything - elec, gas, cable, internet - paid by a hospital for a doctor doing elective surgery for 15 to 18 months at a time plus laundry income.

Many come close, but fall short of an all inclusive solution.

Upgrade to a more all inclusive professional software like buildium or propertyware but that will start at about $50 per month and go up but you get more of a one stop shop. 

Most people do not like to read or do math so I found a way around that: I advertise the vacancy at the going rent minus the all-inclusive portion.
