The plumber quoted $900 to jet it out, or $3500 to dig up and replace the pipe.I see there are chemical root treatment options for this that is much cheaper.

Monthly costs: garbage is usually part of taxes unless you have commercial, figure $600/year snow plow and lawn maintenance (I never have tenants do it in multi unit, they always fail), another $800/year for sewer jetting/cleanouts, pest control $300/year.

We do well on the income and we put money back into the house each year to make it nicer.We have a large covered slip dock with boat lift and 2 jet ski lifts.

I always encourage, to new people , if you have the chance to leverage from another system, DO IT, you will safe so much time ( you may not like a few things, cos you may have to comply with some of the rules imposed ) but overall leverage is power and it accelerates the process like jet fuel in a car ...and then once you grow some wings, you can venture yourself...

My friend has a yacht charter business, not unlike a vacation rental, and one of the add-on amenities is a jet ski package...everything requires multiple release of liability forms, instructions and operations procedures lists, emergency procedures list, he has multiple business specific insurance, along with requiring customer purchase of insurance too and LLC structured for minimum liability exposure.
