Air BNB....rehab and rent

getting knee deep in Air bnb offers in several cities.  I'm not hitting the "major" vacay spots, but more in line with local events; wine festivals, wedding venues, etc...  I would love some back and forth with folks already in this space and their good, bad and ugly...Thanks

Can you provide actual numbers? It's common for people to say they "bring in more" with a vacation rental but is that after accounting for the costs? 

This is one of my pet peeves because people claim their vacation rental makes $20,000 a year instead of the $12,000 they would get with a long-term rental. However, they fail to account for the cost of furnishings, utilities, taxes, marketing, insurance, consumables, management, or their personal time spent.

In most cases I've investigated, a long-term rental will perform as well - possibly better - than a vacation rental with far less work.
