That happened just once before I pushed for the tenants to use Google Wallet for the "cash" option. 

Yes renters do sign a lease, but owners sign a promissary note, which oftentimes is a 30 year commitment, much more serious IMO.To me, banks loans (mortgages) are much kinder on the wallet than renting (increases annually, where most mortgages are fixed).

If you don't pay your mortgage, the bank will pay you a visit at your wallet.

And I'm also told it costs a whole bunch more if you have to repair/replace the actual hardware of the roof.

Can't lie, that 2500$ upfront hits the wallet harder than I'm comfortable with as a noob investor.
