The tenant is very clean and orderly, plus we're planning a gut job after this tenant leaves, in order to update the unit and get market rent. 

The whole first floor is gutted down to the studs, all walls and floors.

Hi, I am considering gutting my 3-bdrm rental house and building a 6-plex Class C that caters to the working families in South East Houston. 

I am new here and could use some adviceHere is the situation:  I own a condo in South San Jose, CA that needs a total gut. 

Black mold which is more than probable in most situations with severe water damage will require substantial amounts of gutting and sanitation.

With the work that I have been doing (new construction, addition, full Gut, Renovation) my costs are roughly $170/sqft (depending on finishes, this was a really nice finish look) $120/sqft , $80/sqft, $70/sqft... in that order.

Keep an eye on Zillow, I have seen some really great deals like a gutted 4/2 (townhouse) right outside of the Kbay gate for 265K and was ready for renovation.

I find that my instinct is to ignore posts/books/podcasts about flipping or wholesaling since I do not want to do either of those things, yet when I do listen to these topics I find that it better arms me for my niche or interests and ends up being very enriching.

My opinion is go with your instinct.
