If you are going to build a shelter, maybe set aside some space for another charity to come in and put in a soup kitchen type of facility to feed your homeless population on the site.Just my 2 cents.

It also has a good sized tech hub, and major employers like coors, Amazon, Buckley space force base, Lockheed Martin, etc.

The house was on a crawl space, which will become important later. 

It's an 860sf unit, so it would be right around the $2.00/sf mark as a LTR, if not a bit higher.I inherited an existing long-term tenant in the first floor apartment, so that unit isn't in nearly as good shape as the fully renovated upstairs unit. 

Things to consider1) Number of bedrooms / bathrooms / space for your tenants you can get for the $ you spend.

The property has had about 2" to 2.5" of downward settlement on one side of the house, which has caused drywall cracks and uneven floors. 

The Building Inspector insisted that I prove to him that the garage slab had the proper steel (rebar) size and spacing.
