Can't help but notice that like 99% of MLS providers' initials end in 'AR' for Association (of) Realtors® i understand ethics requirements and good for the community and such, but arent even those intrinsic to state license issuer, not commercial brand?

If I had to find a negative point in having a license it's simply to be bound to the TREC rules and regs however these are user friendly in my opinion and should not change the dynamics in any way other than using good ethics....which we do anyway when our client's best interest is at the forefront of the deal!

If someone now claims they have under those circumstances, I'm sure they are lying or the judge was related to them or the seller had the dumbest attorney alive.So, wholesaling as it is taught by the gurus has 3 areas of concern, all can cause you a greater financial loss than what you might be trying to make.Now, does that mean wholesaling is dead or can't be done legally, without risks managed, in an ethical manner?
