So owner may be happy with performance.I think your time would be better served trying to find a property to buy instead of looking for a job helping someone manage their property.

If you are doing multiple renters to one shared roof, then do yourself, your investing dreams, and your renters a MASSIVE FAVOR by learning & implementing coliving property management. 

Then you could list them as 1031 exchange gold, or dream seller.

If that is your goal then take that 150k and get busy on your dream.

With 65 units under management it is a no brainer as the amount of time to price each unit daily would be a full time job.
