I'm confident that--as motivated and intelligent as you may be--you don't have a sufficient command of English to fill out a contract.Next, you have no job.

This will command a better rent (which the current tenant will hopefully see value in) and gets the unit in a better condition.  

Also, if one unit could command a higher rent I would choose to rent that one and live in the other. 

If you did a short term lease and was confident that the unit could command more rent that may be a good opportunity to increase at renewal or replacement rent.

They aren't warzones but won't command good rent relative to fixing and renting.Looking for my next deal in an area that is good but every seller must have had a meeting to price the property at the same $$$ when they are all far above the comps. 

I have been  in the US Army for the last 17 years and am currently working in the Recruiting Command.

I do not charge an additional monthly pet fee, but I can command a premium rent for my area and have my pick of candidates...part of that being because I allow dogs of all sizes. 

In my research so far, it does appear that these areas command potential returns in line with those higher costs.

To provide a little more information:I have found a small and somewhat undervalued, undeveloped parcel of land in an area of my city that commands very high rents.
