In fact we had to stop using tools like Price Labs since they kept trying to bring down our rates.  

I prefer Price labs for accurate numbers, bur AirDNA is easy to use and has a different set of statistics that can also be helpful. 

Also a good agent should be able to you help you with line items tooNot sure what PL was but I googled it and came up with Price Labs.

I am adding my short-term property onto other platforms.I also am listing it as a temporary, fully furnished home for MTR's and just signed up for price labs to get better pricing.

The 2 marine labs are expanding as well.  

I suspect this will come down to more than just the math for most but I was curious if anyone has had experience with this personally or know someone that has.  If so, what was the outcome?  My initial inclination is ...

I've been using price labs for a while but if I'm honest, I don't spend much time in there anymore. 

Hey Ian, probably delayed in this response but there's a meet up here that would be able to answer some of your questions: The City of Boston's Housing Innovation Lab and Department of Neighborhood Development are collaborating with the Boston Society for Architecture to host an ADU Design and Networking event.

This isn't including landscaping, pricing tools such as price labs, or any property maintenance.
