Make sure you've accounted for all costs (commissions, pest certificates, closing costs, seller concessions that are custom in your area, etc.).

I'm assuming this is because there is no Certificate of Satisfaction on record, only the Deed of Trust with Greenpoint stating that the loan with 1st Mariner was paid.
Account Closed Argus and/or Excel Certifications???

Online the prices range to over $1000 but I've heard there are cheaper options, and also that a certification for Argus is not even necessary.Any professional advice or leads for me to pursue?

I discovered that only 3 out of the 10 properrties have had a rental certification which is a big deal in this local municipality as the city has a reputation of requiring everything in a rental to be brought up to "current" code.
