His statement is a market wont be in a bubble until U have 1/3 of the inventory is short sales foreclosures etc. and that simply is not the case in 90% of the markets. there are always bombed out houses that can be bought for cheap in most Major MSA urban core war zones that never changes.

Your situation sounds very frustrating and I'm sorry.I am not certain this is the case in Michigan, but in California, HOA CC&Rs and similar documents are usually provided upon or within a specified number of days after signing of a lease.

I think you’d have a tough case in court if you had a dispute against the security deposit and you knew the filter was very difficult to clean (is it legal to turn your water on and off at the street?).

The process may be different depending on your local city regulations, but the basic eviction process in California is:3 Day Notice to Pay of QuitFile Unlawful Detainer case in local courtProperly serve the court documents to tenant(s)Wait 5 days for tenant(s) responseIf no response,apply for default judgement in court and Writ of PossessionWait 3 days, take Writ of Possession and sheriff's fee to courtWait for Sheriff to give notice of actual eviction of tenant(s)Show up on eviction day to change locksDeal with any personal property as required by lawIf response, then you request a trial date and go from thereI'm not sure what you mean when you write that the eviction service isn't getting it done.

Here anyway, there are two SOLS.....1) is 5 years from the actual Acceleration by the lender 2) 5 years past the original term of the mtg, regardless of any acceleration issues.Wayne I believe that was the case in this one they started a foreclosure and never finished it so the statue ran..
