Now if I am after a 10% CAP rate should I be willing to pay 225000 for a patch of asphalt?

Find an old run down warehouse or manufacturing location with lots of old concrete or asphalt really cheap.  

Hoping to narrow my search a bit if I have to start hitting the pavement.  

They build custom shower pans out of deck mud, PVC liner, and waterproofing compound on the East Coast, but out of hot asphalt way out West, that sort of thing.

The 2nd sewer tab was done and street still covered with metal plate and big chunks of asphalt from the street laying in the sidewalk area.

I can't tell from photos, but is it a dirt driveway or asphalt? 

There's nothing like what we offer in the area and will definitely be in competition with other businesses like Asphalt Green, Chelsea Piers and other establish businesses.

You should be able to look at a spreadsheet and anticipate that this year you will need $40K to replace one roof, 2 water heaters, and a HVAC system, but next year only need $10K to replace an asphalt driveway and cover 6 weeks of vacancy.
