I feel they should use the transaction value still.I plan to fight with the fact that the market value was set a year ago and I have similar transactions that are lower from Refin this year and some had more bedrooms!

Some savvy flipper reconfigured the upstairs to add a bedroom but in the process, closed off most of the attic, leaving only a crawl space that did not even allow access to the entire attic!

We added value by making a accent while in the living room, as well as refreshing all the furniture and decorations, painting the property, making a back door. back door out of the master bedroom because there was no way to get to the backyard without having to go through the side as well as some landscaping & new washer dryer.What was the outcome?

I have a 4 unit, there are some bedrooms on the third floor that don't quite meet egress requirements because it's a 22' drop from the window sill instead of the maximum 20' I've been thinking of solutions and came up with something that I think might just work.

If you need to ‘snap increase” then by a large margin… give your tenants extra notice and just advise them that due to significant increases in expenses we must make some pretty major increases to our rents , but I’m giving you ample notice to either prepare for this change or to plan to find a new living situation.
