You'll never have all the perfect information and it's good to have a healthy fear to force due diligence.

You can not force the buyer to pay off you or your lender.

The buyer is not forcing you to do anything.

In such cases, the property should ideally function as a flip, benefiting from either market appreciation or improvements ("forced appreciation") to maximize its value.
