For lighting, I suggest you go for the LED stuff and avoid the umbrella set up. 

So you need a $2M Excess/Umbrella policy. 

There are too many factors to consider.If you're simply looking for legal protection, a much simpler option is to purchase umbrella insurance of $1 - $2 million. 

If they don't have STR rules in place, they likely will at some point...I would consider getting an umbrella insurance policy too.

After reading yesterday I discovered that it could also be smart to get an umbrella policy with the reasonable limits for that extra protection.

Just keep it in your name, and make sure you buy umbrella coverage (relatively cheap!).

You can talk to an insurance broker about umbrella insurance or transfer title to your LLC.

I large umbrella and not being a slumlord will mitigate almost all the risk.

In short, you need a good umbrella policy instead of an LLC.

Even though we all use the term “real estate investing,” in my experience there are actually a thousand different things under that umbrella—different strategies, markets, goals, product types etc.
