In my area finished basement sq. footage is valued around 25-40% of the main sq. footage.

Property is zoned R2-1XL so pretty sure I can only have two main water meters.

I definitely want to continue in my field—not just because I enjoy it, but also because it allows me to keep investing without dipping into the cash flow from my soon to be units.

Treat leads and residents well, and you'll do great. 

My main question is should we wait the extra time so we can hold the property longer or should we try and sell this year, take the profit and scale quicker.

In order to entice me to invest in spite of my hesitation, a better ROI must be offered to me.
