I've noticed there are also a few flips going on in that area as well.Living near Federal & Evans, I can honestly tell you that I get flyers, postcards, and letters from investors at least 4 out of 6 mail delivery days a week with people wanting to "buy my home" for cash.  

Its all in the packaging and delivery. 

Then there is delivery of materials, if materials are provided by the investor, then contractor is not willing to pick up or return things.

Matt does fix and flips in California and buy and holds in the Midwest and through this real world experience is able to keep delivery what is working and not working in today's market.

Plus the cabinets were of better quality thanA previous HD one I did in Jan .Only issue is the 2-4 week delivery.

There is more but my gripe is that they taught us things and promised much more if we spent the additional money but that is where the delivery failed. 

If you hustle, learn to use your gas efficiently and stay positive you can make some really good money as a delivery driver - definitely enough to get started in Real Estate if you play your cards right.

I have gotten a few hundred of them back that said Unable to Deliver. I

Whatever city Amazon picks will be interesting as I see techies needing entertainment, convenience of Ride Share companies and food deliveries, healthy political outlook from their politicians, and easy commute from airports to public transportation systems as they don’t Like owning cars.  

The tenant wants to pick it up as it will cost her 30.00 to go to the laundromat for the week waiting for delivery.
