Furnace filters, duct cleaning, dryer vent cleaning, chimney cleaning, fridge coils, swamp coolers, gutters, ac, sump pumps, plumbing inspection etc etc.We are toying with the idea of paying for a separate independent inspection annually.

zoysia sucks and it does not work well in cooler climate. it goes brown around sept/october and it stays that was until june. looks awful.

If you don't use the heat or air in your own house during some months there is no reason to change filters.However, in a rental a tenant may run the air frequently, then switch to heat at the first sign of cooler weather.

My guess will be upper tenant, as basement unit does not really need any cooling, it stays cooler naturally most of the summer.In my case, I added another meter, since I had to redo all electrical throughout anyway, so just another panel was not significant amount.
