@Mitchell Jaworski cash flowing properties in South Florida are hard to come to, my advice will be to pair up with a local mortgage broker and secondary real estate agent more investor-friendly. 

@Cindy Guzman I would start going to a lot of meetups because investors are looking to pair up with brokers that an investor mentality.

I have 4 separate applicants at $80 for each pair.

You can either go for a Business major and pair it with: Economics, Data Analytics, Computer Science or Engineering.

You also get paired with a mentor until you close 3 sales so that helps you to not feel lost as well.

She compared this situation to someone going in a department store, buying a pair of pants, taking them home, then realizing there was a hole in them.

@Juan RosadoShort of being able to negotiate the price much lower and/or significantly raise the rents, this deal is way too thin and could easily be derailed with a couple unforeseen or untimely expenses.If you yourself are having second thoughts at this point, paired with the projections you've provided here, is certainly enough to convince me that you're better to move on from this deal.

I tend to buy used white washer and dryer pairs off people upgrading their not broken machines or moving.
