The first piece of advice that I would offer up is to really get an understanding of what your exact goals are, and then be specific about defining your investing strategy.

I presume that you have a signed lease with defined ending dates, so it seems that you could indeed hold onto the security deposit past the normal 21 days as the lease still has several months to go.

The SEC defines a security as a contract in which an investor expects a return based solely on the efforts of a third party.

My suggestion is to define why you want rental real estate and then you can source markets and asset classes that cater to your personal life goals. 

It would be nice to be able to define a radius and a time frame and then get a complete list of all sales during this time.
