West Sac is developing rapidly, it’s only a stone’s throw from downtown Sac and there’s plenty of opportunity for infill and redevelopment.

I think doing this in the next few months would be really good because eventually once the rates come down I think I would gain some equity from the appreciation and then I could refinance and pull some money out and throw it in another deal?

I just want to throw a few scenarios together so we all make money. 

I'm not stating an opinion so much as just throwing out alternative ideas which seem to be ignored in most conversations nowadays......

@Steve K.100% agree which is why I am against people doing seller financingThey are investing in a security instrument that is typically over leveraged because they may sell a $200k home for $220k, and get 7-8% taxed at ordinary incomeI can invest in other investments and get 8-10% taxed as qualified dividends or get depreciation and have ltv’s below 70%… throw in these borrowers are typically not underwritten properly and have a high chance of failure and I scratch my head why people think this is a great ideaI think a lot will learn the hard way in the next 2-3 years
