Since 1031 is a federal statute it has the same requirements in all 50 states and most good intermediaries have a national presence. 

Side note: I think it would be cool to have a small meetup for landlords / wannabe landlords to discuss and share tips on all the peculiarities that come with this unique territory.

But after further reflection, I think what you're talking about doing might cross the ethical line into fraudulent territory.

This drove them even more nuts as they feel their territory is being invaded.
