I've owned a bunch of condos, so I speak from experience.

I own one rental house in Cypress, but with the current market I have not been able to find another existing single family home to buy that looks like a good investment. 

Not if you already own the land.

The spot is near a couple State parks, 40 minutes from Austin, and lots of nature driven attractions around, my only worry is the popularity as I am not sure the amount of people that are flowing through the area 

I bought that one in Alabama since I already owned SFR's there.

As opposed to someone that works a year or less at each job or even moves state to state often. 

I personally own 8 investment properties and lead a team of investor agents.

Opex has been a huge hit to most property owners in all shapes and forms, myself included, but to know to keep your back wide enough to cover your own you'll be able to navigate these waters just fine. 

The majority of our properties already have DSCR loans on them, are tenant occupied, have been owned for less than a year/have sizable capital gains, are in a high appreciation market, may take a while to sell at market price on the MLS.Are there any loan products, even ones with balloon payments, that would let us access some of our equity in our properties through refinance or a 2nd position loan.

The fees seem far above what I expected, but I manage my own rentals in FL so am not familiar with PM fees in general.
