Here's the details - 16 units spread across 4 buildings.

Intel had a well publicized layoff .. and is the largest employer in Oregon.. but like this.. there employees are spread all over it equated to 600 jobs.just a blip really and not an economy changer..

We have been identifying properties with a big "spread" between the sold price from the Sheriff Sale and the ARV comps.  

There are properties where you might get them only at 80% and can still make a ton of money because as you move into higher price points that 20% spread represents a higher dollar figure.

@Alex Hugo I aim for the $ equivalent of a 2-3% interest spread.

Geographic locations and required specs add to the significant variance on price spread.

I've found that I'd need a bigger spread between the purchase price + rehab and rent in order to make at least that much cash flow.
