For the investors I work with, I send my flippers to certain neighborhoods (Near east side, Crown Hill, Mapleton Fall Creek) and my LTR investors to other areas (West side, Christian Park, Martindale-Brightwood) -- there are some transitional neighborhoods that work for both (Brookside, Little Flower).

I have quite a few that I'll list below however it will depend on what you mean by relatively low acquistion cost.For short term, you'll want to be in trendy areas like Broadripple, Holy Cross, Fountain Square, Bates Hendricks, Old Southside, Garfield Park.

So, when you replace something and make it bigger, better, or last longer, it’s categorized as CapEx.On the other hand, repairs are generally routine maintenance tasks that keep the property in its ordinary operating condition.

This helps you avoid vacancies and turnover costs.Other Revenue Streams→ Implement pet rent or additional fees for amenities or services (like parking, laundry, or appliance rentals).

They come with fantastic insulation between the floors, extra parking on the side with a separate entrance, their own laundry, and plenty of bedrooms up & down.

The best thing I would recommend is getting a duplex near a dog park that way you're not sacrificing way too much.
