I am currently trying to learn everything I can about tax deeds (for vacant lots) and I want to observe at least 1 auction before I commit to bidding just to get a better feel for what the properties are truly worth.

(I am not a tax accountant, this is only an observation.

So, here I'm interested in knowing % differences in renter occupied vs. own occupied, avg. wage of a renter vs. homeowner, educational differences, and whatever other variables I can observe. 

Morning, we have a top floor condo in the loop that has roof rights and we want to create access(stairs of some sort) to a roof top room that we want to add.

I just sat in on an auction today at the courthouse to observe the process.

Getting involved is much more enlightening and fulfilling than just observing, so welcome aboard!

This is a great way to go since it makes helps the cash flow and gives you an equity cushion which opens up options for alternate exit strategies (like sell at profit) and insulates you from downturns.Finally, my observation from doing this over the last 12 years is that we are in a highly cyclical market and sometimes buy-and-hold is not the best, or even a feasible strategy.

As lenders, we see this as observers and it's a shame.
