To me, it sounds like a rationalization combined with nothing more than a transfer of the problem. 

If you can't find good deals, ...make them...and I don't mean rationalize a bad deal into a good one.

The tenant is older, loves the property, wants to stay and pays consistently, but is not taking care of any basic or rational cleaning/upkeep.

Ask questions that will help you better understand their rational / reasons for the choices they have made with their investments. 

Don't editorialize/rationalize criteria misses. 

Let me add that the most successful REI are the ones that "make" deals...not just "look" for deals...and I don't mean rationalizing a bad deal into a good one.
