My 21-yr old daughter was murdered...an innocent victim of senseless violence by a member of a Richmond Street gang while on her way to work at Richmond Kaiser on August 3, 2015...the perpetrators are facing capital punishment!

I may be a glutten for punishment but three weeks ago I moved my family (myself, wife, 4 year old, 2 year old, 12 week old) to one of my rentals so that we could put our home on the market, all while rehabbing another home to live in.This also dovetails into another desire of mine to try and move into higher end homes to rehab although I'm finding it much harder to find deals using the 70% rule.

If you were a realestate agent it would be called "going behind the sign" which isn't illegal, but through the real estate commision it is punishable.

Mortgage fraud conspirators who contributed to the real estate crisis of 2008 are still standing in line for punishment.

We are in 2200 square feet here, which isnt punishingly small, but I would like a bonus room that I dont have.I have colleague who live in 2x the house at 1/2 the price in nice suburbs in research triangle NC.  

I just posted about this issue as my Number 1 landlord hack.A ETF is not punishment and I disagree with Bill Gulley 's assertion that it is, it's a clause that allows the tenant to lock in and quantify their costs related to termination of their rental agreement with me.Re-leasing a property is not free.

I agree REI takes a certian kind of glutten for punishment..Just kidding.I'm in the process right now of trying to work with an investor that did the same thing as the pharmisist.

Why should I be punished with higher fees because he can't complete his side of the agreement?
